Location
The plot was selected because of the opportunity it offers to combine the attributes of nature and thematic architectural concepts. As with Eden’s previous project, the plot is located right on the sea line, offering 400m of beach front. The resort extends over 94,000 sq. m. of land near the charming village of Shkorpilovtsi, and is located 40 kilometres away from Varna and 100 kilometres away from Bourgas, both major Bulgarian cities with international airports.
Varna especially is dubbed Bulgaria’s Black Sea capital because of its rich cultural heritage and vibrant lifestyle.

The area as a whole is undeveloped, offering pristine nature and spectacular views of the largest beach in Bulgaria which is over 100m wide and 13 kilometres long. The immediate area surrounding “Eden Sands” is earmarked exclusively for vacation purposes, ensuring clean industry-free environment and additional entertainment venues in the vicinity. Following the successful concept of “Garden of Eden”, the future site of “Eden Sands” is located on a slope, so that virtually all apartments enjoy great sea views. Additionally, the site is close to the natural reserve “Kamchia” which features 258 bird species, some of which are unique to the area and are protected wildlife, offering great opportunities for scenic tours.
Bulgaria in general has attracted very high investor interest over the last few years. The country offers a variety of favourable conditions – long, sandy beaches for the summer, snowy ski slopes for the winter, and lively cities for year-round enjoyment. The temperature in the summer is usually around 28-30 degrees Celsius and the seawater temperature a few degrees below that. The diverse natural beauty combined with the pleasant climate has attracted tens of thousands of property investors in recent years.
